How a job goes

Three steps, and you always know the price first

You call, John comes out

Usually within a couple of days. He walks the house with you, looks at the real condition of the surfaces, and listens to what you want changed.

You get one written price

Materials and labor together, with a start date and a finish date. Nothing hidden, nothing added later unless you ask for more work.

The work gets done

Furniture covered, edges cut clean, site cleaned up at the end of each day. You walk it with John before the last check gets written.

Joys Painting started in 1988 and has stayed small on purpose. Most new customers come from someone who has already had John in their house, which only works if the last job was done right.

Staying small also means you get straight answers. If a wall needs two coats, he says two coats. If your paint is fine and you only need the trim redone, he says that too, even though it is a smaller job.

Choosing colors

A simple rule for the outside of a house

Painters call it 60, 30, 10. About 60 percent of what you see is the body of the house. About 30 percent is the trim and garage doors. The last 10 percent is the front door and shutters, which is where you can afford to be bold.

Get those proportions right and almost any palette works. Get them backwards and even expensive paint looks wrong. Bring John a color you like and he will tell you honestly how it will read on your walls in Orange County afternoon light, then bring samples before anything is final.

How much does it cost to paint a house in Orange County?

There is no honest flat rate, because the price follows the work. What moves it: square footage, ceiling height, how many colors, the condition of the paint that is on there now, how much patching and sanding is needed, and whether trim, doors and ceilings are included. John walks the job, measures, and gives you one written price covering materials and labor.

Are estimates really free?

Yes. He comes out, looks at the actual walls, and writes down a price in plain language. No presentation, no pressure, no charge, and no obligation to book.

Is Joys Painting licensed?

Yes. California contractor license 531310, held since 1988. You can look it up on the California Contractors State License Board site before you hire anybody, and you should.

Who actually shows up to do the work?

The man who gave you the quote. This is a small shop by choice, not a franchise with a dispatcher. You will not meet a salesman one week and strangers the next.

How long will my job take?

A single room is often one day. A whole house interior usually runs three to five days. A full exterior usually runs four to seven days, depending on size, prep and weather. You get both a start date and a finish date before anything begins.

Do you paint businesses too?

Yes. Offices, storefronts and small commercial properties, often for people who first hired John for their home. Work can be scheduled around your open hours.

Can you help me pick colors?

Yes, and it is worth doing before the first gallon is bought. John will bring samples and tell you how a color behaves on a real wall, which is rarely how it behaves on a two inch card.

What about prep and cleanup?

Prep is most of the job. Furniture gets moved and covered, surfaces get washed, patched and sanded, and edges get taped or cut by hand. The site gets cleaned up at the end of each day, not just at the end of the job.
